Nashville Home Inspections - Bathroom Fan Venting

Nashville Home Inspections - Bathroom Fan Venting

Recently I read an article on Realty Times by Pheobe Chongchua that said that Bathroom Remodels Become More Popular, compared to other renovations. It is an interesting article and made one point that I especially liked as a Home Inspector in Nashville. In note 4 she is talking about bathroom fans and she say, "but bathroom ventilation systems that exhaust to the outside are vital". This I really liked!

One of the common issues we find in attics is bathroom fan vent lines that terminate either to the inside of the soffit or to the attic itself. Both situations are bad! See the pic below.

This situation can and has caused mold growth to start in the attic and spread elsewhere inside the house. HABITEC Home and Building Inspections, LLC, recommends that all bathroom fan vent lines terminate at the exterior of the house.

Thank you,
